We can offer full management to include rent collection together with service charge administration and all other requirements to make your investment hassle free.
Alternately we will carry out service charge administration or be available to deal with tenants as required.
We offer a free appraisal service for rent review clients. This comprises an initial market commentary together with brief synopsis of the lease and advice on the procedure that we recommend. Once instructed we will collate comparable evidence and negotiate the most advantageous terms on your behalf.
We can if required take the matter to arbitration (subject to the terms of the lease) preparing an arbitration submission on your behalf and a counter submission to refute or correct your Tenants/Landlords Surveyors submission.
We will provide a market commentary together with advice on appropriate lease terms for the new lease. On the basis of the lease terms required we will negotiate the most advantageous rent on your behalf.
Once instructed we will collate comparable evidence and negotiate to achieve your aims, either financial or practical.
We can provide RICS Red Book Valuations by a qualified valuations surveyor for pension aquisition or for Accounting purposes. The report will include colour photographs and location plans.
A table of comparable evidence and advice about maximising your investment return from the property will also form part of the report.
We will prepare property particulars to include colour photographs free of charge or arrange for a brochure to be printed at the clients’ cost. These will be distributed to applicants on our computerised register. In addition we will arrange advertising and for a board to be erected on the property or online if required.
We will accompany all applicants when viewing the property to point out its’ merits and to “sell” the building on your behalf.
Once a suitable tenant has been found we will negotiate the most advantageous terms for you and liase with the respective solicitors through to completion. For leasehold properties we will investigate the covenant strength of the prospective tenant to ensure their financial security.
We will also arrange for the details to be made available to all other commecial agents via an online distribution service.
We offer a search and acquisition service on a no purchase no fee basis. We will identify available properties within the search criteria and discuss their shortcomings and advantages with you before deciding upon a shortlist. Viewings will then be arranged which we will accompany pointing out the relative merits of each property. Once a suitable building has been identified we will negotiate terms on your behalf.
We can also advise on lease terms and liase with solicitors through to completion. Fees may be on an incentive basis if required.
